Questions

Answers to the most common questions about working with ANBIZA across residential, commercial, and government projects.

General
About ANBIZA

What is Anchor Business Agency and what do you do?

+

Anchor Business Agency (ANBIZA) is a veteran-owned and family-operated general contractor and construction consultant serving Washington DC, Virginia, and Maryland. We deliver full-scope construction across residential, commercial, and government work, backed by in-house architecture, fabrication, and installation. Whether the project is a custom home renovation, a commercial build-out, or a government contract, we keep the entire process under one roof, accountable to one team.

What sets us apart: military precision, family-operated values, direct accountability, and a disciplined approach to every project we take on.

Where does ANBIZA operate?

+

Our service area is the DMV region: Washington DC, Virginia, and Maryland. Our headquarters and in-house fabrication facility are in Manassas, Virginia. For residential projects, we serve homeowners throughout the region. For commercial and government contracts, we are equipped to support multi-jurisdiction work across the DMV. Federal contracting capabilities extend nationwide for qualifying SDVOSB and VOSB set-aside opportunities.

Is ANBIZA licensed and insured?

+

Yes. ANBIZA holds a Virginia Class A Contractor license (RBC + CBC), carries full general liability and workers' compensation insurance, and maintains an active SAM.gov federal contractor registration. We meet the compliance and bonding standards required for government, commercial, and residential work across the DMV. Verification documents are available upon request.

What does veteran-owned mean for my project?

+

ANBIZA was founded by a veteran of the U.S. Navy who learned in service that precision, discipline, accountability, and integrity matter. Those values show up in how we communicate, plan, execute, and follow up on every project.

For government contracts, our SDVOSB and VOSB certifications mean federal agencies actively support awarding work to ANBIZA through set-aside programs. For all clients, it means you are working with a team trained to get the job done right, the first time, every time.

Residential
Residential Projects

What types of residential projects does ANBIZA handle?

+

We handle a full range of residential construction across Washington DC, Virginia, and Maryland, including:

  • Full-home renovations and additions
  • Kitchen and bathroom remodeling
  • New single-family and multifamily construction
  • Decks, outdoor living, and exterior installations
  • Accessory Dwelling Unit (ADU) construction
  • Roofing, structural framing, and interior finishes
  • Custom metalwork as a specialty service (railings, stairs, gates, hoods, countertops)

Our in-house architecture, fabrication, and installation capability means we can manage every phase of your project under one roof.

Do you fabricate metal railings and stairs in-house?

+

Yes. Custom metalwork is one of our specialty services, including railings (cable, glass, solid bar), staircases (floating, one-stringer, double-stringer), gates, custom hoods, and countertops. Everything is fabricated in our Manassas facility and installed by our team. In-house fabrication means tighter quality control, faster turnaround, and direct accountability from design through installation.

Do you handle permits and inspections?

+

Yes. We manage the permit process, site inspections, and code compliance for every project. Our team is familiar with DMV building codes and works directly with local inspectors across Washington DC, Virginia, and Maryland. We handle the paperwork and timeline so you do not have to.

How long does a typical residential project take?

+

Timeline depends on scope. A custom metalwork installation can run 2 to 4 weeks from proposal to completion. A full kitchen or bathroom renovation typically takes 6 to 12 weeks. Larger additions and ground-up builds vary based on size, permits, and finish work. We provide a realistic timeline as part of every proposal and communicate immediately if anything changes during the build.

Commercial
Commercial Projects

What commercial project types does ANBIZA handle?

+

We work on commercial build-outs, tenant improvements, new commercial construction, and specialty installations for developers, property managers, prime contractors, and business owners. Common project types include:

  • Office, retail, restaurant, and mixed-use build-outs
  • Tenant improvements and interior renovations
  • New commercial construction
  • Architectural metalwork (cladding, panels, railings, canopies, custom fabrication)
  • Pre-construction consulting and design

We are experienced working alongside architects, general contractors, and project managers, and we understand commercial timelines, compliance, and coordination requirements.

Can ANBIZA work as a subcontractor for a prime contractor?

+

Yes. We regularly partner with prime contractors and other GCs as a specialty subcontractor. We understand the requirements: adherence to schedule, bonding and insurance compliance, coordination with other trades, and direct accountability. Our SDVOSB and VOSB certifications can also help prime contractors meet federal subcontracting goals on set-aside projects.

Do you work with property managers and developers?

+

Yes. We support property managers and developers on capital improvement projects, tenant improvements, common area upgrades, and ongoing maintenance relationships. Our in-house fabrication capability allows us to deliver consistent quality across multiple properties and keep costs competitive on repeat work. We are equipped to manage medium and large-scale commercial projects, multi-property programs, and phased construction with minimal operational disruption.

Our Process
How We Work

How does the project process work?

+

Our process is straightforward and transparent:

  • Initial consultation: we meet to understand your vision, requirements, site conditions, and timeline
  • Proposal: detailed written proposal with pricing, timeline, and scope for your review
  • Measurements and planning: precise measurements, technical drawings, and permit coordination, reviewed and approved by you before construction begins
  • Construction and coordination: our team builds with military precision, keeping you updated on progress at every stage
  • Installation and inspection: we install, manage inspections, and obtain sign-offs
  • Final walkthrough: we review the completed project together and ensure complete satisfaction

After completion, you become a lifetime client to us.

How do I request a consultation?

+

Requesting a consultation is free and simple. Use our contact form or call us directly at (703) 594-0332. Tell us about your project, location, and timeline. We will respond within one business day to schedule a consultation. During the consultation we discuss your vision, take measurements if needed, and answer your questions. We provide a written proposal within 2 to 3 business days. No pressure. No obligation.

Do you offer pre-construction consulting?

+

Yes. Pre-construction consulting is valuable for complex projects, government work, and any situation where the scope is still being defined. Our team can provide design input, cost estimates, timeline guidance, material recommendations, and feasibility review before you commit to a full project. This helps you make informed decisions and structures the project for success from day one. We charge for consulting based on scope, and the investment typically saves significantly more in avoided rework and surprises down the line.

How do you handle changes during a project?

+

Changes happen. We understand. If you request modifications after work has started, whether design changes, material upgrades, or scope additions, we handle it professionally. We provide a written change order showing how the change affects pricing and timeline. You review and approve before the change is implemented. Everything stays organized, documented, and agreed upon in writing. The goal is flexibility within structure: we can adapt, but every change stays transparent.

Pricing
Pricing and Payments

How does ANBIZA price its projects?

+

We price based on scope, materials, complexity, and timeline. Our approach is straightforward: we account for labor, materials, equipment, overhead, and a reasonable margin. You pay for precision, in-house capability, accountability, and a team that stands behind the work. We are transparent about costs. No hidden fees, no surprises.

Is the initial consultation free?

+

Yes. Your initial consultation is free. We meet, discuss your project, take measurements if appropriate, and provide a preliminary proposal. You walk away with clear information and no obligation. If your project requires extensive pre-design work or formal pre-construction consulting, we discuss any fees upfront and in writing.

What payment methods does ANBIZA accept?

+

We accept bank transfers, checks, and credit cards. Financing options are available for qualified projects. For government contracts, we work within federal payment systems. For residential and commercial work, we typically request a deposit at contract signing and final payment upon completion, with progress payments at agreed milestones for larger projects. Payment terms are always discussed and confirmed in writing before work begins.

Do you offer warranties on your work?

+

Yes. We stand behind everything we build. Residential custom fabrication and installation come with a workmanship and materials warranty. Commercial work includes project-specific warranties outlined in the contract. Government contracts include all required federal warranty compliance. Beyond warranty, if anything comes up after the project is complete, we address it directly. You are working with a team that built its reputation on standing behind its work.
